Building Safety Act Registration Service (UK)
The UK’s Building Safety Legislation requires the registration of high-rise residential buildings standing 18 meters or taller, or with more than six storeys. This applies to both new and existing buildings, ensuring they meet safety standards for occupants.
To comply with this legislation, the responsible individual—typically the property owner or manager—must provide detailed information, including:
- Building specifics such as address, height, purpose, and floor count.
- Contact details and credentials of the responsible individual.
- Fire safety measures, including a fire strategy, risk assessments, and evacuation plans.
- Structural details, covering design, materials used, and records of modifications.
- Documentation of safety inspections, maintenance, testing, and certifications.
- Information on any corrective or proactive safety actions taken.
The Building Safety Authority oversees registrations, reviewing submitted data to issue acknowledgment of compliance. This acknowledgment must be displayed within the building, and the responsible individual must ensure records are kept current, updating the authority on any changes or incidents that may affect the building’s safety.

Building Safety Consultant (UK)
AFEC International’s Building Safety Specialist (BSS) is committed to synergizing with every involved party throughout the project’s lifecycle, ensuring the successful submission of all pertinent documents upon its conclusion. The BSS’s primary objective is to fulfill the specifications set out by the Accountable Person. This role encompasses a myriad of specific responsibilities, as described below:
The BSS will, in collaboration with the Design Team and Construction Crew, create an inspection strategy. This approach ensures that primary construction tasks undergo scrutiny at suitable intervals, confirming adherence to standards.
All such evaluations will be orchestrated using the obi digital system, guaranteeing that every piece of diligence data is systematically recorded for each construction task.
Our BSS will establish a set of standards to document approved techniques for constructing significant building components, such as fire-resistant doors, cavity fire barriers, and exterior panels.
Any challenges surfacing during the construction phase will be systematically addressed using the obi digital system. This ensures a precise logging and resolution of any discrepancies.
In the event of an AC system malfunction or breakdown, AFEC’s experienced technicians are available to quickly diagnose and resolve issues, minimizing downtime and restoring optimal cooling performance. We are adept at troubleshooting a variety of AC system problems, ensuring that your equipment is back up and running as soon as possible.
The Building Safety Act designates three pivotal “Gateways”, marking significant touchpoints with the Building Regulatory Authority. At each of these touchpoints, it’s imperative to ensure that all required documentation is readily available, enabling the project to move to its next phase.
